Nobody Around Us Could Recommend a Good ID
It was almost like they didnât exist - so we started our search on Google. HomeMatch came across as a no brainer for us to try because of their case trust accredited IDs, clear outline of their services and the fact that they came at no cost to us. The communication with HomeMatch were always swift, clear and helpful. From our online form, they called and clarified our needs then set about to match us with five IDs. We were able to view their profiles, portfolios and video snippets which were handy when it came to comparing meeting them in person whether they were authentic. Four of the five IDs contacted us swiftly and met with us twice - the first time to understand our requirements and floor plan and the second time to propose layout and itemized quotation. Same went for the fifth ID who was a later match because the initial match was not able to meet us. HomeMatch really came through with promptly replacing the initial recommendation such that the replacement ID was able to meet us the very next day. We were able to select an ID from the five based on all our interactions and although the process from contacting HomeMatch to signing with ID took 2 months it would have taken even longer had we tried to source IDs from the wild. HomeMatch services didnât end with us signing the contract. HomeMatch reviewed our contract and advised us of its pros and shortcomings. They also provided critical tips that will help make our renovation journey a successful one. Although our Reno work have not begun we know that clear communication works best and we can always count on HomeMatch should we need them again.

Credits: HDB â
Step 3 You will be asked to double confirm all details before proceeding to payment.
Step 4 You should be able to download the soft copy of your floor plan according to the mode of delivery you chose.
When Is the HDB Floor Plan Free â And When Does the $5 Fee Apply? In Singapore, whether you need to purchase an HDB floor plan depends entirely on the status of your flat and whether you have already collected your keys.
When It Is Free You can typically download the layout plan for free in the following scenarios:
During the BTO Application Stage If you have applied for a new Built-To-Order (BTO) flat and are awaiting key collection, you can download your specific unit floor plan for free via the HDB Portal .
At this stage, HDB provides access because your application is still active.
BTO Sales Brochures For recent or upcoming BTO launches, HDB publishes sales brochures that include âtypicalâ floor plans for each unit type.
These are:
Free to view and download Suitable for reference Not always dimension-specific to your exact unit They are useful for planning, but they may not reflect minor variations in your final as-built flat.
HDB Flat Portal (Resale Listings) When browsing resale flats on the official HDB Flat Portal, many listings include the as-built floor plan.
These are:
Free to view Provided for buyer reference Not necessarily certified copies When the $5 Fee Applies The S$5 fee (inclusive of GST) is the official HDB rate for purchasing a specific residential floor plan via the HDB e-Service .
You must pay this fee in the following situations:
After Key Collection (BTO Flats) Once you have collected your keys, the free access under the application portal is no longer available.
If you did not retain the hard copy provided during key collection, you will need to purchase the digital version from HDBâs records.
Existing Resale Units If you are:
A current owner who has misplaced the original copy A salesperson acting on behalf of an owner You must pay S$5 to retrieve a digital PDF copy from HDBâs archives.
Renovation Planning Requirements Interior designers and contractors often require the official dimensioned plan to provide accurate quotations.
If you no longer have your original hard copy, purchasing the official PDF ensures:
Accurate measurements Proper identification of structural elements Compliance with renovation permit submissions
What About Very Old HDB Flats? For older HDB blocks, especially early-generation flats, the floor plan may not be available for instant download.
In such cases:
HDB retrieves it from physical archives Processing may take a few working days The PDF is sent once retrieval is complete This delay is normal for older developments.
Why the Official Floor Plan Matters for Renovation Your HDB floor plan is not just for reference â it is foundational for compliance and planning.
Under HDB renovation regulations:
Structural walls must not be hacked without approval Beams and columns cannot be removed Wet areas are regulated to prevent water leakage Renovation works require a permit submission before commencement Before starting any work, itâs worth reviewing the full HDB renovation permit requirements to understand what needs approval and what documentation is required.
Having your floor plan helps you:
Identify structural restrictions Confirm wet zones Understand floor area measurements Plan carpentry and layout accurately Itâs important to have the correct official document, as it reduces the risk of costly rectification or non-compliant works.

Understanding Measurements HDB floor plans are issued in metric units (metres), in line with Singaporeâs building documentation standards.
For reference: 1 metre (m) = 100 centimetres (cm)
So if a wall measures 3.2m, that equals 320cm.
What Measurements Typically Show Your HDB floor plan may include:
Total floor area of the flat Individual room dimensions Wall thickness Door and window openings Structural column sizes These measurements directly affect:
Built-in wardrobe sizing Kitchen cabinet depth Sofa and furniture placement False ceiling planning Walkway clearance Always confirm dimensions before finalising renovation designs or approving carpentry drawings.
How to Read Key Elements on Your HDB Floor Plan Beyond measurements, understanding the markings on your layout helps you avoid costly mistakes.
Structural vs Non-Structural Walls Structural walls are usually shown as thicker lines on the plan.
Under HDB renovation regulations, structural walls, beams and columns must not be hacked or altered without approval.
If a wall appears thicker or boxed-in, itâs best to check with your contractor before assuming it can be removed.
Columns & Beams Columns are often represented as boxed sections within the layout.
Beams may not always be obvious in 2D drawings, but they can affect:
Ceiling height Lighting layout Cabinet positioning Beam positions can limit how high carpentry can go, especially in kitchens and bedrooms.
Wet Areas (Bathrooms & Service Yards) Bathrooms and service yards are designated wet areas.
These zones are regulated under HDB renovation guidelines to prevent water seepage to neighbouring units.
Relocating toilets or major plumbing points may require additional approval and may not always be allowed.
Your floor plan helps you identify these fixed areas early.
Floor Area vs Usable Space Your floor plan may display total floor area, but not all of it is fully usable.
For example:
Wall thickness reduces actual usable width Columns take up space Service ducts cannot be removed When planning wardrobes or kitchen cabinets, measure internal clear space â not just overall room size.
Scale & Proportion Even if dimensions are provided, reviewing proportions visually helps.
Ask yourself:
Is there enough clearance for door swing? Will a king-size bed leave walking space? Does the kitchen layout allow proper circulation? Small miscalculations can lead to cramped layouts after renovation.
Why This Matters Before Renovation Understanding how to read your HDB floor plan ensures:
Structural compliance Accurate cost estimation Fewer design revisions Smoother renovation permit submission Your floor plan is not just a drawing â it is the foundation of your renovation decisions.
If you are unsure how to interpret structural walls, beams, or wet areas, consider consulting HDB-approved interior designers who are familiar with HDB renovation regulations. Taking this step early helps reduce costly mistakes and prevents non-compliant renovation works.
Donât Waste Time With Renovators Who Don't Match Your Needs Now that youâve secured your HDB floor plan and understand what it means, renovation can start to feel very real.
But for many homeowners, thatâs also when a new concern sets in â choosing the right interior designer or contractor. With structural rules to follow, permits to submit, and budgets to manage, making the wrong choice can lead to delays, disputes, or costly rectification works.
For homeowners who prefer a more streamlined approach, HomeMatch simplifies the next step.
Renovators are screened for CaseTrust-accreditation and consistent 4-star reviews.
Then you're precisely matched not just to a company, but to the exact person through individual screening within the firm whose budget, aesthetics, lifestyle, working style, property type, reno timeline and misc. requirements align with your renovation needs.
Safeguards such as contract checks, 100% deposit protection, and dispute resolution support form part of HomeMatchâs safest and smartest assurance for homeowners.
At the end of the day, once your floor plan is secured, planning your renovation shouldnât require weeks of guesswork, repeated meetings, or uncertainty about compliance.
